Indian Ocean Showcase to Spotlight Mauritius as Regional Capital and Investment Hub

Showcase Indian Ocean, formerly known as the API Mauritius & Indian Ocean Property Forum, is set to return as a capital and investment summit focusing on Mauritius and the broader Indian Ocean region. The fourth edition of the event will be held on October 8 at the InterContinental Resort Mauritius, bringing together investors, real estate professionals, hospitality leaders and other industry stakeholders to examine the region’s evolving investment landscape.

Backed by API Events’ experience in business-to-business real estate, capital and hospitality events, the summit is headline-sponsored by Cushman & Wakefield | Broll. This year’s programme has been repositioned to focus on the transition from high-volume property sales towards institutional-grade investment, with discussions covering regulatory developments, private credit, capital structuring and the emerging role of Agentic AI in dealmaking.

Indian Ocean Hospitality Market Enters New Investment Phase

The summit will examine the growing maturity of hospitality investment across the Indian Ocean while highlighting opportunities in markets that remain relatively underdeveloped from an institutional investment perspective. “The Indian Ocean is home to some of the most iconic destinations globally and the hospitality sector’s relative maturity is evidence of this, while the region still presents numerous entry opportunities for those not present,” said Wayne Godwin, Group Managing Director: International Markets at Broll Property Group. The programme will look at capital flows across a regional corridor covering Mauritius, the Maldives, Seychelles, Zanzibar, Madagascar, Réunion and Mozambique.

Focus Shifts From Growth Potential to Investable Opportunities

A major focus of the summit will be on how investors can identify opportunities supported by strong underlying fundamentals rather than relying solely on projected market growth. The event will explore the increasing participation of GCC-based family offices and sovereign wealth funds in resort investment, alongside a shift from passive fund allocations towards direct investment in hospitality, branded residences and mixed-use developments.

“For investors, the opportunity across this market is not simply about identifying where growth is happening, but understanding where the fundamentals are strong enough to support investable real estate,” said Calvin Crick, Managing Director at Cushman & Wakefield | Broll Transactions. He said connectivity, infrastructure, demand and execution capabilities would increasingly determine whether opportunities translate into successful transactions.

Branded Residences and Capital-Light Models Gain Attention

The summit will also examine capital-light development models and the growing use of branded residences as a way of reducing entry requirements for developers. The trend is being supported by a series of branded residential and hospitality developments involving both global and independent hotel groups. Tourism demand is another factor supporting the region’s investment outlook. Mauritius, Seychelles and Zanzibar recorded record visitor arrivals in 2025, according to the event organizers.

Regional Markets Offer Different Investment Dynamics

While hospitality remains central to the Indian Ocean investment story, the summit will also examine opportunities across commercial, industrial, retail and residential real estate. Natasha Bruwer, Managing Director: Occupier Services at Cushman & Wakefield | Broll, said the region should not be treated as a single real estate market.

“Mauritius, Madagascar, Seychelles and Réunion each have distinct economic, regulatory and occupier dynamics, creating different opportunities for businesses looking to establish or expand their presence in the region,” she said. She added that understanding individual market conditions would be important for occupiers making real estate decisions.

Emerging Asset Classes Enter Investment Agenda

The wider programme will examine key economic and investment drivers shaping the Indian Ocean region, drawing lessons from more mature markets and considering the impact of major new development projects. Emerging investment themes on the agenda include the Mauritius Real Estate Index, green bond structures aligned with development finance institution and institutional ESG requirements, and newer asset classes such as senior living, digital-nomad multi-stay models, resort logistics and asset tokenisation. A dedicated design and development track will also examine how two decades of master planning have contributed to investor confidence in Mauritius.

Investment Opportunities Extend Beyond Hospitality

Organizers and sponsors say the region’s investment potential extends well beyond hotels and resorts. “Beyond hospitality, the combination of high ease of doing business, economic maturity, and growth makes this an attractive region for commercial, industrial, retail, residential, and other real estate asset classes,” Godwin said. He added that Cushman & Wakefield | Broll was pleased to support the event and its partnership with API Events.

Summit Repositioned Around Capital and Long-Term Investment

API Events Commercial Director Murray Anderson said the repositioned summit was designed to address the changing requirements of investors operating across the Indian Ocean region. “We’re excited to continue our legacy in the Indian Oceans region with this repositioned event, designed to answer questions of capital structure, regulatory positioning and long-term institutional confidence across the entire corridor,” Anderson said.

According to the organizers, the decision to transform the traditional property forum into a capital, investment and hospitality-focused summit reflects changes in the geopolitical environment, increased tourism demand and the continued development of Indian Ocean island economies. The summit is expected to provide a platform for investors, developers, hospitality companies and real estate professionals to examine emerging opportunities and discuss the structures needed to attract long-term institutional capital to the region.
