Infomerics Credit Rating Nepal Limited has assigned credit ratings to the bank facilities of Watford Wellness Retreat (Watford Hotel Management Private Limited) (WHMPL), the developer of the proposed Watford Wellness Retreat, a luxury wellness resort planned in the Begnas Lake area of Pokhara. The rating agency has assigned an IRN BB- (Double B Minus) rating to the company’s long-term bank facilities worth NPR 700 million and an IRN A4 rating to its short-term bank facilities worth NPR 15 million. The total rated bank facilities amount to NPR 715 million.
The ratings reflect the strong international experience of the company’s promoter, the strategic location of the proposed resort in Begnas, Pokhara, and the project’s affiliation with Argyle Hotels Group of Hong Kong. However, Infomerics has also highlighted project implementation and funding risks, particularly the partial tie-up of debt financing and the proposed refinancing and enhancement of the existing loan facility. The rating agency has also identified intense competition and cyclical demand in Nepal’s hospitality sector as key challenges.
64-Key Luxury Watford Wellness Resort Planned in Begnas
Watford Hotel Management is developing a 64-key internationally branded boutique wellness resort in the scenic Begnas Lake area of Pokhara. The project is designed to combine luxury accommodation with holistic wellness experiences and is expected to operate under a franchise agreement with Argyle Hotels Group, Hong Kong. The resort is planned as a luxury wellness destination that aims to benefit from the growing demand for nature-based, wellness-focused and experiential travel.
The Watford Wellness retreat expects the project to commence commercial operations on July 17, 2027. The Watford Wellness retreat resort’s location in Begnas is considered one of the key strengths of the project. Compared with the busier tourist areas of Pokhara, Begnas is known for its peaceful environment, natural surroundings and scenic landscape. The location is expected to attract leisure travellers, wellness tourists and visitors seeking a quieter destination away from crowded urban tourism centres. Its connectivity with Pokhara and proximity to Pokhara International Airport are also expected to improve accessibility for both domestic and international travellers.

International Experience of Promoter Supports Project Execution
Infomerics has identified the experience of promoter Dinesh Kumar Kantha as a key strength of the project. Kantha is a hospitality professional with more than 25 years of international experience and currently serves as General Manager at InterContinental Hotels Group (IHG). He has worked across multiple IHG properties, including Holiday Inn and Crowne Plaza hotels in China.
His professional experience includes both hotel operations and pre-opening activities, giving him exposure to hotel development, project execution, operational management and international hospitality standards. The rating agency stated that his expertise in hotel development and operations, combined with his international market exposure and involvement in hospitality education in Nepal, strengthens the project’s execution capability. Kantha is also the majority shareholder of Watford Hotel Management, holding approximately 97% of the company’s stake.
Argyle Hotels Affiliation to Strengthen Market Positioning
The proposed Watford Wellness retreat resort will operate under a franchise agreement with Argyle Hotels Group, Hong Kong. Argyle is recognized for its boutique and lifestyle hospitality properties. The affiliation is expected to strengthen the resort’s brand positioning and improve its market credibility. The agreement is also expected to help the resort maintain internationally aligned operational standards and improve its ability to attract domestic and international guests.
According to Infomerics, the combination of the Watford Wellness retreat resort’s scenic location, wellness-focused concept and international brand affiliation could support demand and revenue generation after the property begins commercial operations. The Watford Wellness retreat project’s positioning is particularly aligned with the growing global demand for wellness tourism, where travellers increasingly seek destinations offering relaxation, nature, preventive wellness and holistic experiences alongside conventional accommodation.
Project Has Achieved 48% Financial Progress
The proposed Watford Wellness retreat luxury wellness resort is currently under construction and has achieved approximately 48% financial progress as of January 27, 2026. The total estimated cost of the project stands at approximately NPR 1.149 billion. The project is planned to be financed through a debt-to-equity structure of approximately 60:40. As of January 27, 2026, the promoters had infused NPR 300 million as paid-up capital and NPR 88.64 million as share application money. Together, the equity contribution represented approximately 87% of the total equity component committed for the project.

The Watford Wellness retreat company has already received sanction for NPR 400 million in debt financing. However, the existing debt facility is proposed to be refinanced and enhanced to NPR 700 million through another lender. Infomerics has identified the successful refinancing and enhancement of the debt facility as an important factor affecting the project’s financial position. The proposed refinancing arrangement means that the company continues to face residual funding risks until the additional financing is formally secured and completed.
Funding and Construction Risks Remain Key Concerns
Although the Watford Wellness retreat project has made significant progress, Infomerics has highlighted risks associated with both implementation and financing. The project’s ability to secure the full debt requirement and complete refinancing on time remains important for its continued construction. Any delay in refinancing or enhancement of the debt facility could affect the project’s construction schedule and financial closure.
Similarly, delays in construction or cost overruns could increase the project’s total financial requirements and place additional pressure on the company. The rating agency has therefore identified the timely completion of the resort within the estimated cost and the successful refinancing and enhancement of the existing debt facility as key rating sensitivities. The commercial operation date of the resort has been set for July 17, 2027. The company will need to complete the remaining construction and operational preparations within the planned timeline to begin generating revenue as projected.
Nepal’s Hospitality Sector Remains Highly Competitive
Infomerics has also highlighted the broader risks facing Nepal’s hospitality industry. The Watford Wellness retreat sector has witnessed increasing competition from both domestic and international hotel operators.
