IHG Hotels & Resorts has officially acquired Theobalds Estate in Hertfordshire, marking the first property to join its newly launched premium hotel brand, Noted Collection by IHG. The acquisition represents a major step in IHG’s European growth strategy and highlights increasing investor confidence in the company’s premium and luxury hospitality portfolio. The historic estate will serve as a flagship property for the UK and Ireland region under the new collection brand.

The project is being developed in partnership with Surya Hotels, part of the Flying Trade Group, with plans to transform the heritage estate into a luxury wellness and hospitality destination while preserving its historic identity.

Located across 55 acres of parkland near Theobalds Grove in Hertfordshire, the estate is partially Grade II-listed and was once an 18th-century royal residence associated with King James I. Under the redevelopment plan, the property will undergo extensive refurbishment aimed at blending heritage conservation with modern luxury hospitality.

IHG stated that the estate’s original architecture and historic character will be carefully preserved while introducing contemporary wellness, leisure, and premium accommodation facilities designed to attract high-end domestic and international travelers. Theobalds Estate is scheduled to officially open as part of the Noted Collection brand in 2027.

Refurbished outbuildings within the estate will also feature a 25-meter heated outdoor Lido pool, wellness spa areas, restaurants, and family-friendly recreational facilities.
